Here’s What We Do When An Offer is Received on Your Listing
Ok, you have an offer and I know you want to simply forward it to your seller BUT here are the steps that you should take instead. Why do we follow these steps?
Well, first because in our Offer Policy + Procedures (Client version and RMLS version) that our sellers sign up front, we tell sellers we are going to take these actions, AND because we also tell agents that this is how we roll by loading this doc to the RMLS, BUT most importantly because we KNOW that working through each of these steps often makes our sellers more money, can lead to back-up offers, and ensures that we are clear on communication and all relevant contract details.
SIDENOTE- Ask me about the agent who decided not to follow these steps and not use the templates. Short story is that she ate $10k.
Save all received offers as they come in the Transaction Folder in DropBox
Send the email to your sellers using the “Offer(s) Received + Setting Offer Deadline (Sellers)” template as soon as an offer(s) are received
Once you and the seller(s) decide on an offer deadline, send the email template “Offers Received + Offer Deadline (Agents)” to all agents that have shown and/or have upcoming showings
Send a prospective buyer’s lender the email template “Vetting Mortgage Pre-Approvals” on any financed offers received
Once the offer deadline is reached, if you received multiple offers, send the email template “Offer Deadline Reached + Final Opportunity to Revise (Agents)” to any agents that have submitted offers
Now...negotiate the heck out of whatever you have on the table and get a great deal together for your sellers!
