The Fewest Home Sales Since 1995—
No doubt the last few years of real estate have been interesting. In 2024, the U.S. experienced the fewest home sales since 1995—a year when our population was approximately 266 million, compared to over 340 million today. This disparity underscores a pretty significant decline in per capita home sales but I'm sure you've all heard me say this before— there is opportunity in every market! Right now, we think the market is ripe for investment.
📈 Opportunities for Buyers
In many ways, the current market favors buyers. Properties are lingering longer, leading to regular price reductions. As of December 2024, the average number of days a home remained listed was 63, a significant increase from 44 days in December 2023. This trend indicates a cooling market, providing buyers more leverage to negotiate favorable deals which we love assisting with! Here are two recent successes—a $25,000 incentive for our client on a new build and a $100,000 below-list price deal for another client on a great PDX home that could easily be worth $250,000 more than our client is paying. There are deals to be had before the spring market.

Opportunities also exist beyond our local market—like short-term rentals, buy-and-hold homes, or light renovation projects in areas poised for a rebound. In this market, pricing and condition are more important than ever! Well-presented homes in desirable neighborhoods are still attracting multiple offers. Limited inventory in certain areas and price ranges means sellers can capitalize.
And let's not forget about appreciation. Over the past five years, Portland has seen a cumulative home appreciation rate of approximately 44.9%. Looking ahead, forecasts suggest a 2.9% appreciation in 2025. In November, it looked like Portland could beat that. Now? Not so sure. We'll have to wait and see.
