Last month, one of my clients called me in a panic. They had fallen in love with a new house across town but knew they had their current home to sell before buying. They worried about carrying two mortgages, moving twice, or losing out on their dream place. Sound familiar?
This is one of the biggest stress points for homeowners in 2025. Here’s the good news: compared to just a couple of years ago, higher inventory and slightly longer market times are actually making this process easier to navigate. Homes aren’t flying off the market in a weekend the way they were, which gives both buyers and sellers a little more breathing room to plan.
With the right strategy, the juggle can work:
Bridge Loans – A short-term loan that uses your current home’s equity to help you buy the next one before your sale closes. Think of it as a financial “bridge” that gives you breathing room.
Contingent Offers – Your offer to buy is dependent on your current home selling. While not every seller accepts these, in today’s market—with homes taking a bit longer to sell—these are becoming more feasible.
Post close occupancy – You sell your home, but negotiate some time in it afterwards. Lenders allow 60-days. This means you can move without the pressure of overlapping closings.
Quick stat for perspective: Roughly one-third of all buyers right now are also sellers—so you’re not alone in trying to balance both sides. The market may feel complicated, but you’re in good company.
Takeaway: The key isn’t trying to control the timing down to the day (because real estate has a way of surprising us). It’s having a plan, knowing your options, and building in flexibility—especially now that the market is giving everyone just a bit more breathing room.
