August 2025 Newsletter Love It or List It

💡IDEA: Sometimes needs change but sub 3% interest rates are making discretionary buying and selling tricky. Helping clients work through if renovating makes sense can be a huge added value play. If you have a before and after photo of any client projects or even your own, incorporate that in.

Subject: Love It or List It? Let’s Talk.

Body:
If you’re in a mortgage with a rate below 3% — you’re not the only one wondering, “Do we just stay put and upgrade… or list and make a move?”

This Love It or List It debate is something we’re talking about with clients all the time right now.

Here’s what we’re seeing:

A lot of people are choosing to love it — and pouring time, energy, and cash into making their current home work better for how they live today. In fact, homeowners spent over $600 billion on remodeling last year. And the updates bringing the most joy might surprise you.

Top satisfaction projects?

  • A spacious primary suite

  • A beautiful kitchen remodel

  • A brand new roof (not glamorous, but satisfying!)

But if ROI is part of the plan (even if a sale is years away), there are high-return projects worth noting too:

  • A new steel front door = 100% return

  • Closet upgrades = 83% return

  • Mid-range kitch remodel= 96% return

The truth is, the right choice depends on your goals — whether you’re thinking about staying for the long haul, selling next year, or just trying to make your space more functional right now.

Either way, I’m always happy to talk through your options. Need contractor recommendations? A gut-check on what’s worth investing in for resale? Just hit reply —would love to talk through it all!
